THE “REAL” DEAL

Investing in Real Estate is a new trend which is catching on quite quickly. Our friends, neighbours and relatives all want a slice of land. They seem to be even more thrilled at the prospect of buying apartments. And why not? With Indian property rates on a constant rise, it’s a wise move. It’s quite easy to jump on the bandwagon of wanting property… It’s a little more difficult to narrow down which property you want to buy.  We all want value for money, state of the art facilities and convenience, no matter how much we pay.

So I looked at the well-known developers. I was quite sure that if they were well known, it’s less likely to be a dud. Mantri Developers was the name that stood out to me. I want to spend a little time analyzing one of their properties: Mantri Flora.

With a tagline like that, I was intrigued, no matter the slew that come out with similar ones. It’s located very strategically- on Outer Ring Road at the Sarjapur Road Junction, close to all the offices yet suitably in set to provide a calm feeling. When you talk of facilities, it’s easier to ask what they don’t have. Even if they don’t have it on the property, it’s conveniently located.

The property is quite young in the sense that it was built only 2 years ago and therefore 

will probably give huge scope for growth.

Club House:

• Well equipped Health Club with Gymnasium & Steam Room
• Table Tennis
• Billiards Table
• Chess, Carom and other Indoor Games
• TV room
• Squash Court

Outdoor Amenities:

Cable TV:

• An exclusive network of cable TV will be provided from a nearby service provider in the area. (users to pay charges to the operater on a monthly basis)

Security Systems:

• Round-the-clock security
• Trained security personnel will patrol the entire project
• A CCTV camera will be installed in the security room, to screen visitors and send them inside only after confirming with the resident through an image appearing on the TV screen, on a dedicated T.V. channel
• Entry to the apartment building will be controlled through proximity cards at ground and basement level
• Panic button in each kitchen connected to security in G.F.

Fire Safety:

• Sprinklers in basement
• Fire fighting systems as per the statutory requirements in each lobby

Telephone With Intercom Facility:

• A group EPABX/Centrax facility will be provided, with cabling done up to each flat. This will be operated by a BSNL/Airtel authorized franchisee or through the telecom operator for a nominal one - time charge and monthly rental
• Intercom facility from each apartment to Security room, Clubhouse and other apartments
• Facilities to receive direct incoming calls, as well as dial outside (Local /STD /ISD) calls from group EPABX/Centrex

Back-up Generator (acoustically insulated):

• Standby generator for lights in common areas, lifts and pumps
• 1000 Watts D.G. power back-up for each apartment, with automatic changeover switches (with Automatic Change over Circuit Breaker Switches)

Water Treatment Plant:

• Fully treated water through an exclusive water treatment plant within the project

Of course, I vetted their website thoroughly before I contemplated visiting. They list everything but the price. They also have good after sales services schemes, something not many property developers offer. I can’t honestly say that it surpasses the tag line but what I can say is: What I saw, I liked.

This analysis now brings me back to my quandary of choice. But then again it’s better to have excessive choice than none at all!
